#1 Condition- If your home is in need of some repairs, that may be why Buyers are overlooking your home and offering on another. Buyers prefer to move right in and avoid having to do small (or big) repairs to a home. If you have neglected items on your maintenance list, this would be a great time to address them. Things like chipped paint, torn screens and over-grown landscaping can make a difference in how a Buyer will view your home. A listing appointment should include any specific items that would immediately turn Buyers off.

 

#2 Location- You have heard it many times: LOCATION! LOCATION! LOCATION! Unfortunately, this is something you cannot change but buyers will choose their home sometimes entirely based on this. Close proximity to schools, parks, or even the way the house faces the sun can all be huge factors for any new homeowner. If your home is not in a desirable location, you may need to adjust the price to reflect that.

 

#3 Marketing- When you put location, condition and price into account and your home is well positioned in those areas, you may need to look at how your home is being marketed. Can Buyers find your home easily? How many internet views has it been getting? Do the photos show your home in the best light? There is way more that goes into marketing a home besides listing it on MLS and putting a for sale sign in the yard. The more exposure your home gets, the more demand it creates so you may need to examine if this is a missing piece of the puzzle.

 

#4 Price- When all is said and done, the price is going to be the biggest factor in whether or not your home sells. The price that you came up with based on the features your home has, the size or even the upgrades may be off from what a Buyer is willing to pay. In order to ensure that you get the best price for the home, listing it where it needs to be initially is your best bet because the value is determined by what a Buyer is willing to pay for it.
